Representative from Gasser Properties: Mike Woods
APPROVAL OF MINUTES FROM PREVIOUS MEETING
Minutes from the October 29, 2009 meeting were previously approved by email.
NEW BUSINESS
The BOD unanimously agreed to the election of officers as the following:
• President, Jim Ford (Unit 600)
• Vice President, Mitch Welty (Unit 672)
• Secretary, Debra Gerstenberger (Unit 660)
• Gloria Dale Williams, Director at Large (Unit 678)
• Bob Schettler, Director at Large (Unit 700)
Financial Statement:
We need to retrieve the HOA dues. Discussion of current late fees and the process of beginning liens.
(1) Dues in arrears for 2 months will receive a letter of demand payment.
(2) Dues in arrears over 3 months, a lien will be placed on the unit.
(3) Dues over 4 months in arrears, we will seek judgment.
BOD instructed Gasser Properties to contact our attorney to pursue a judgment against the following Homeowner’s Townhomes for late Home Owner Association dues accumulating over $500.00:
Unit 604
Unit 618
Unit 659
Unit 654
For those other units with outstanding dues, the BOD urges all Home Owners to be current with their Home Owners dues.
} Roofing Repairs:
With the abundance of rain, we have had several leaks reported.
In regards to repairing inside work, it will be done on a case-by-case basis. If Gasser Properties or a Board Member is not called as soon as the leak happens and the damage is because of the homeowners or renter’s failure to report the leak, Andover Townhomes HOA will not be responsible.
} Requested Letters:
Request of Jim Ford for Mitch Welty to write up a letter to be attached to the Minutes that accounts for how the dues have been spent.
Request of Gloria Dale William for Gasser Properties to draft a letter for her approval regarding cars violating the HOA parking rules. This letter will be attached to the windshield of those cars to announce final warning before towing.
} Debra Gerstenberger reported the Towing Sign has been lying down in the grass by her unit for
about a month. She requested that it be reinstalled.
OLD BUSINESS
} Repeated request for our roofing repair to be more detailed on the invoices. Mike Woods stated
that the process is beginning.
