OLD BUSINESS:

Ø    The Minutes of March 1, 2012 were approved via email by the BOD.

Ø    The Financial Report was reviewed. The HOA has $72,889.00 in assets. We have borrowed $60,000, having been approved for $75.000.  When all of our present projects are finished, the balance will be $40,000. 

Ø    A motion was made by Jim Ford to draw $8150.00 on the loan to pay for the sealing and striping.  The motion was seconded and approved.

Ø    Discussion about delinquent HOA dues, court cases, etc.

Ø    A homeowner reported that Unit 649’s trash can stays out a week or more.  Then they toss bottles, etc. into the dumpster and they trash rolls into the common area. This creates a garbage issue.  The BOD asked Gasser Properties to send them a letter stating that we will send them an invoice if the HOA has to clean up the garbage.

Ø    A homeowner reported that unit 636’s utility boxes have decorative bushes that are dead.  The BOD will request LSI to remove the bush.

Ø    A homeowner reported that Unit 672 needs a certified letter sent to them to clear away the trash behind their deck.

Ø    Unit 655’s garage door and driveway has remaining issues from the painting company.

Ø    If Arrow Pest Control has not inspected your unit for termites, please call 615-772-8247.

Ø    ALL RESIDENTS ARE ENCOURAGED TO WATER THEIR NEW TREES ONCE A WEEK FROM JUNE THROUGH SEPTEMBER TO SUPPORT THEIR GROWTH.  THANK YOU!

Ø    ALL RESIDENTS ARE ASKED TO CLEAN UP AFTER THEIR PETS. NO ONE ENJOYS STEPPING IN A MESS.

Ø    ALL RESIDENTS ARE RESTRICTED FROM PARKING ON THE GRASS.


NEW BUSINESS:

Ø    Gasser Properties will notify Unit 601’s resident regarding his request of shrub removal.

Ø    The BOD appreciates everyone’s patience during our re-sealing and re-striping project.

Ø    Pressure washing was recommended every 2 years.  ~ Bob Schettler asked Emery Gasser to get 3 quotes from pressure washing companies.

Ø    Discussion of replacing a portion of our privacy fence that is parallel to Mallory Lane. The section from Unit 701 to Liberty Pike needs to be replaced.  The question was raised: Can we run the fence all the way to the Liberty Street sidewalk? A motion was made for Gasser Properties to acquire 3 quotes to replace the above section of the fence. The motion was seconded and approved.

Ø    The question was asked: can we redraw from the loan after we have paid 3 years of payments. This would be needed if we have another large project. 

Ø    Discussion of misc. maintenance projects including that the shutters need to be attached at Units 622, 662, 650 and 692.

Ø    Discussion of possibly sealing the driveways and sidewalks.

Ø    The Board anticipates the association dues to remain the same.




THE NEXT MEETING DATE AND LOCATION TO BE ANNOUNCED.

THE TENATIVE DATES ARE AUGUST 16 or AUGUST 30, 2012.

THIS MEETING WILL BE AN ANNUAL MEETING AND OWNERS ARE

OLD BUSINESS:

Ø    Minutes of December 1, 2011 were previously approved via e-mail.

Ø    Financials were reviewed.  The Association had approximately $36, 330 in operating and reserve accounts at the end of 2011.  Approximately 26,000 are in these accounts at the end of January, 2011.

Ø    Delinquent dues were discussed.  The Board reported an overall
improvement in the timeliness in which late dues are being collected. The remaining delinquent accounts are being pursued via court action and property liens. Payments of $3,105 have been collected in the last three months.
Ø    Painting and caulking of the Andover complex has been completed.

Ø    Replacement of the Bradford Pears is almost complete.  New trees have been ordered for four additional units. Gasser Property is exploring the best method for watering the trees during the summer.

Ø    Exterior termite treatment of all the units has been completed.  Arrow Termite will need access to each unit to complete an interior inspection.  The inspection will only take about 5 minutes.  Owners will be notified by Arrow Termite when these inspections will be done.  The round green objects in the ground around all the units are termite baiting stations.  Please do not tamper with them.  Also, the yellow flags were placed by Atmos Energy Company to delineate the gas lines and prevent damage when placing the baiting stations.  The flags can be removed.

Ø    Trash cans – Please place your trash can either behind your unit or in your garage by Tuesday evening.  Since the trees have been cut, all the fronts of the units are visible.  Trash cans left in front of the units during the remainder of the week make the complex very unattractive. The association has spent considerable  money to improve the aesthetics of our community. Please be considerate of your neighbors and the overall appearance of Andover.

NEW BUSINESS:

Ø    Vandalism – There have been reports of some vandalism in and around Andover.  The Franklin Police Department was notified and did apprehend the suspected teenagers.  The Police Department will increase patrols of the area. If you see or hear any suspicious activity, please report it to the Franklin Police at (615) 794-2513.

Ø    Landscaping in Front of the Units – Homeowners are responsible for maintaining the landscaping immediately in front of their unit.  Many units have dead shrubs and no plants.  The Board will notify owners who need to redo their landscaping.  Owners will be given ample time to comply.  If no improvements are made within the allotted time frame, the association will make improvements and add the cost to the owner’s dues.  Notification will be given to the affected owners when this process will begin.

Ø    Sealing and Striping – A motion was made by Jim Ford and seconded by Bob Schettler to accept the proposal with modifications to be added for sealing and striping the entire complex.  The plan is to complete this project in multiple stages with minimal inconvenience. Similar to the roofing project and recent tree removal, we will need the full cooperation of everyone in the complex. Driving on the road surface throughout Huffine Manor Circle will be prohibited for up to 14 hours, meaning residents will have to park any cars on Stanwick for at least one day.  When this project has been scheduled, two separate notices will be placed on each door.  Please read these notices.  If your car is parked in a common area parking space when the project is underway, it will be towed. 

Ø    Yard Sale Dates – Yard sales for the complex are April 21 (April 28 in case of rain), and October 13 (October 20 in case of rain).  You must obtain a permit from the City of Franklin.

Ø    The Board will obtain estimates to aerate and reseed the complex prior to summer.

Ø    The Board will explore the replacement of the fence behind the units and if it should be extended.

Ø    The Board will obtain estimates on the drainage problems behind units 682-690 and 648-656.

Ø    The Board requested Gasser to get the brick on Unit 755 pressure washed and have the gutters facing Stanwick cleaned out.

Ø    The owner of Unit 750 requested the Board to determine the cause of the crack in the brick on his unit.  The Board agreed to have it inspected and make any necessary repairs.

Thursday, June 14, 2012.  The location is to be announced.

How you can prevent becoming a victim

Auto BurgFranklin, TN – Franklin Police are investigating a series of smash and grab vehicle burglaries in Franklin’s Cool Springs area. Eight vehicles have been burglarized during the late afternoon and early evening hours over the past two weekends. Each vehicle was burglarized while its owner dined or shopped at an area restaurant or business. With this weekend quickly approaching, police have increased area patrols and offer these tips to reduce your chances of becoming the next victim:
  • Keep valuables out of plain view. Thieves can’t steal what they can’t see and will likely move on to a car that has valuables visible inside.
  • Take things like purses, GPS Units, and laptop computers with you.
  • If you cannot take your valuables with you, stow them out of site prior to reaching your destination. It is not uncommon for crooks to case parking lots and actually watch drivers arrive and stow their valuables under a seat or in the trunk, only to break in moments after you walk away, knowing exactly where you have hidden your belongings.
Brentwood Police are investigating similar burglaries on the Brentwood side of the Cool Springs area. Detectives from both Departments are sharing information about the cases and Cool Springs area patrons to stay alert and report suspicious people or vehicles to police.
Anyone with information about these cases is eligible for a reward of up to $1,000 with a simple call to Crime Stoppers, (615) 794-4000.

March 17, Downtown Franklin

Franklin’s Main Street Brew Fest

St. Patrick’s Day will bring the first green of spring to Downtown Franklin, with the return of the Main Street Brew Fest on Saturday, March 17. In its ninth year, the popular event will feature more than 50 craft beers at 29 tasting sites from 6 p.m. to 9 p.m., along with Celtic performers and plenty of Irish cheer!
Presented by R.S. Lipman Company and Lipman Brothers, the Brew Fest is an opportunity for beer lovers to taste some of the latest local, national and international additions to an exploding micro-brewery market while exploring Downtown Franklin’s historic retail district. The event has sold out well in advance the past two years, and tickets are selling fast.
The Beer
Several new brands will be featured in this year’s festival, including Craggie Brewing Company of Asheville, N.C., Estrella Damm of Barcelona, Spain, and Lost Coast of Eureka, Calif. Many of last year’s favorites, such as California’s Ace Cider, Nashville-based Yazoo and Left Hand from Colorado, are returning. A complete beer list will be available in early March.
Entertainment
In celebration of St. Patrick’s Day, a host of Irish entertainers will be performing, including the Nashville Pipes and Drums group in full Celtic regalia strolling the streets with bagpipes, the pub-song band The Irish Gypsies at Five Points and Mitch O’Reily wandering through different tasting sites on Irish flute. As a complement to the district’s restaurants, several food vendors will be set up, and Puckett’s Grocery & Restaurant will be unveiling their food trolley at the event.
